Booking an apartment is very different from booking a regular hotel room, especially with regard to payments and cancellations. Please do take the time to read this before ticking the box, in the booking form field. Accept these terms and conditions.

When you make a booking request, you must make the appropriate deposit payment within 5 working days of availability confirmation. A 30% deposit payment is requested.

If the required deposit payment is not received within the 5 working day period, we reserve the right to void your booking request..

All payments must be made in Euro, unless otherwise agreed.

If payments are not made on or before the due dates as required herein, your booking might be cancelled, in which case this Rental Contract will be thereby terminated without any further notice required. Cancellation charges may apply as detailed below.

The cost of electricity, mains water, cleaning, internet and local taxes are included in rental rates. There are no additional costs, surcharges, taxes, staff salaries, or management fees above the price quoted. If there are any additional fees regarding additional and optional services these will be clear in the between us communication. If the information in any of these is inconsistent, the most recently issued terms will prevail.

International telephone charges and provisioning costs will be your responsibility. Gratuities for household staff are encouraged and normal, but are left entirely to your discretion.

Confirmation details with reservation code, contact details of the Owner or Owner’s Representative, transfer arrangements and other agreed extra services will be sent to you in a reservation confirmation e-mail when the deposit is received. This e-mail, along with your passport, need to be presented upon arrival.

Check-out and check-in times are 9:00 and 13.00 respectively unless stated otherwise. We will always try to accommodate your actual arrival and departure times, subject to availability. Please do advise us of any changes to your schedule so every effort can be made to accommodate you.

For late *check-outs until 6 pm, it will be chargeable at half day rate. For check-outs after 6 pm, 1 full day charge applies. *Subject of availability!

A security deposit may be payable directly to the Owner or Owner’s Representative immediately upon arrival at the apartment .The standard security deposit required is 300 Euro. Access to the apartment may be refused if security deposit is not paid in full. The security deposit can be paid in cash, or by credit card pre-authorization.

The security deposit will normally be refunded at the end of the rental period, after deducting:

all additional expenses incurred on your behalf (e.g. additional charges for goods, services and staff which have not been directly paid by you and international telephone calls, if applicable) and the cost of replacement or repair for any loss or  damage to the apartment interior belongings caused during the Rental Period. If this cost cannot be reasonably determined prior to your departure, the Owner or the Owner’s Representative is entitled to withhold a reasonable estimate from your security deposit, and will return any balance to you as soon as possible after the actual cost has been determined.

Please treat the apartment as your home, and leave the house and all its contents in good order and in an acceptably clean condition.

Any damage or losses caused during the Rental Period, as well as any special cleaning requirements will be your responsibility and may be charged to your account and deducted from the security deposit. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner’s Representative may require you and your party, including visitors to vacate the apartment immediately, without compensation or refund.

The apartment and its facilities are available for your full enjoyment during the Rental Period. However the Owner, Owner’s Representative, or other staff may need access to the apartment from time to time (e.g. for maintenance purposes to the house, utilities and services, or for the purposes of providing additional services requested by you, etc.). You are required to give us reasonable access to the apartment for these purposes.

The number of persons (adults and children) staying at the house must not exceed the maximum number of sleeping places indicated in the booking confirmation e-mail, unless specifically authorized in writing. Exceeding this number may invalidate any insurance policy on the apartment. Entry or access to the apartment may be refused or limited where the number of guests exceeds the stated requirement. No pets are allowed unless agreed in writing in advance.

All bookings are assumed to be for normal holiday purposes only, and you agree that the use of the apartment will be limited to this purpose unless otherwise confirmed in writing.

If you are planning to set the apartment as a filming spot for a professional or recreational use  or  hold an event, such as a wedding or party, which involves having a larger number of people at the apartment, or if you are planning to use the apartment for a purpose other than vacation please communicate this to us at the time of booking, as special approval or arrangements may be required. Depending on the nature of the event, a surcharge and/or additional security deposit may be required, which will be agreed and confirmed in writing prior to confirming the reservation. It may not always be possible to grant permission for certain uses or activities.

The Apartment is located in a quiet residential neighborhood. We kindly ask you to respect this, and ensure that all guests and visitors to the apartment behave appropriately. Illegal or immoral activities including gambling, prostitution, prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons are all strictly prohibited. Smoking in interior of the apartment is also strictly prohibited.

You are responsible for the behavior of the guests and/or visitors to the apartment during the Rental Period. Should any guest(s) or visitor(s) not behave in a suitable manner, the Owner or Owner’s Representative may, in their absolute discretion, require you and your party and/or visitor(s) to leave the premises and/or vacate the apartment immediately, without compensation or refund.

Any of your valuables left at the Apartment is your own responsibility. Neither the Owner nor the Owner’s Representative accepts any responsibility for loss of or damage to your property. You are responsible for the apartment during the Rental Period, and must ensure that all windows and doors are locked securely when not in the premises. Any act or omission by you, your party and/or visitors which may negate or prejudice the apartment’s insurance policy and/or results in loss or damage is your responsibility.

If you wish to cancel a confirmed booking, written notice of cancellation must be sent to us.

Cancellation of a booking includes but is not limited to:

Cancellation of one or more days of a booking;

An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking;

Failure of all guests to provide the required documentation on arrival (eg. Passports or suitable identification); and
Attempt by you, your party or visitors to hold an event at the apartment in breach of these Terms and Conditions or breach of any rules applicable to the Apartment.

In the event that you cancel a confirmed booking, the following cancellation fees will apply:

30% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period

50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period

100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.

The applicable amount will be deducted from the deposit and moneys paid, and we will refund any remaining balance to you.

Please note that these cancellation terms apply for regular booking periods. Special cancellation terms may apply for peak/high seasons and will be stated in our booking confirmation e-mail. If the information in any of these is inconsistent, the most recently issued terms will prevail.

Once a booking confirmation is issued by us, a fee of 50 euro will apply to each amendment made. We will do our best to accommodate any reasonable amendments, but you should be aware that some changes may not be possible.

Please note that these amendment policies apply for regular booking periods. Special amendment terms may apply for peak and high seasons and will be stated in the booking confirmation e-mail. If the information in any of these is inconsistent, the most recently issued terms will prevail.
In the unlikely event that we are unable for any reason (including the sale of a property, technical issues and force majeure) to provide you with the apartment accommodation booked by you, we reserve the right to transfer you and your party to an alternative apartment of the similar type and value, in consultation with you. If the price of the substituted apartment is less than the original booking, the difference will be reimbursed to you. If the price of the substituted apartment is higher than the original booking, the difference may be charged to you. If, however, after considerable effort by us, no alternative of similar type and value is available and/or no agreement can be reached between you and us, then either we or you may opt to cancel the booking and this Rental Contract. In that event, we will refund you all money paid, without further compensation.

Every attempt will be made for you to have an enjoyable stay. If you should have a problem during the Rental Period, please inform the Owner or Owner’s Representative immediately who will endeavor to put things right. Should the Owner’s Representative not address your problem satisfactorily, please contact the Owner promptly. In order for your complaint to be addressed, you must communicate any problem whilst on location. If no complaint is reported during the Rental Period, we will assume that the Apartment was to your satisfaction and no complaint will be entertained.

Self-catering accommodation require that you supply all provisions and consumables necessary for daily living. The staff at the apartment may accommodate any reasonable requests to purchase provisions on your behalf, and this will be charged to your account. The Apartment’s descriptions, assessments and/or ratings that we publish or give to you are provided in good faith and in the belief that they are accurate based on the latest facts. Where we refer to ratings of the Apartment by third parties, these ratings are for information purposes only and we will not be held responsible for any reliance placed on these ratings.

Neither the Owner nor the Owner’s Representative accepts any responsibility or liability for:

any physical injury, sickness, death, loss, damage, inconvenience or additional expenses incurred by you, your party or visitors regardless of the cause;

any vehicle or the contents of any vehicle used, hired or engaged by you or your party during the Rental Period;

inability of you or any member of your party to enter the location of the apartment or stay at the apartment for all or part of the Rental Period as a result of failure to obtain appropriate travel or visa documentation, cancellation or amendments to travel arrangements or the missing of flights or travel connections; and/or any delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, strike, demonstration, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns, or any technical, structural, electrical, plumbing or other problems or difficulties with the apartment which make it unsafe or unusable, or any other circumstances which amount to ‘force majeure’ or Acts of God, or other events beyond the Owner’s control.

In no case will the Owner or the Owner’s Representative individually or collectively be liable to make any payment or give any refund or compensation of any amount over and above the total rental amount paid.

This agreement will be governed by the laws of Greece. In the event of controversy arising from the booking and apartment rental that cannot be resolved amicably between the parties, both parties agree to exclusively refer the matter to the Corfu’s Arbitrate to be resolved in the Greek language. By making your booking request, you agree that these terms and conditions have been read, understood and have been accepted and agreed to by you without reservation and without exception. If any of the conditions of this Rental Contract are or become or are deemed to be invalid, or if there is any omission from any terms and conditions, the remaining terms and conditions will remain valid and enforceable and cannot be contested.
